It is always nice to keep yourself updated on the latest housing scenario in and about the area you live in, or for that matter the state you reside in.

Suburban areas of Delhi such as Gurgaon and Noida are a target too and preferred destinations for new commercial projects in light of the fact that there is easy availability of land and customer preferences. Gurgaon is poised to become an upcoming major commercial destination of the country with about 70 percent of the new commercial space in NCR being located there. The DLF Group, for example, plans to invest Rs 300 crore in the next couple of years in commercial projects, encompassing western facilities. Rampant unauthorized construction in the NCR is a major factor which influences the future safety of property. Buyers need to do a risk evaluation based on complete knowledge of the deviation from bye laws in the structure which are capable of being demolished by the Municipal Corporation.

With most of the land in Gurgaon and Noida having been taken up already, developers are now moving further afield to Manesar and Greater Noida for developing new office space. A senior official with a large property developer said that demand is so high that space gets rented out at the planning stage itself. Only after contracting rental deals does the developer try to sell the property to investors. Normally, price is fixed at such a level that the return on rental income comes to around 8 percent of capital cost. Often, developers manage to sell off the property to investors much before they have finished constructing the building.

As the real estate activities are on the rise in NCR of Delhi, Greater Noida - a new suburb around 40 km from Connaught Place in Delhi and next to Noida - is in the thick of the real estate development activities.

Greater Noida is one of the first few suburbs in the country where planning has gone ahead of mere meeting the requirements of drinking water, electricity and transport, to the laying of optical fibres for high speed Internet connectivity and modern malls.

To capture the present trend in lifestyle destination, Noida-Greater Noida Authority has come up with a mega civic planning and infrastructure.

New integrated townships in Indirapuram Phase III are being developed by private builders. The new phase is on the NH-24 , at around five kilometres from Noida Electronic City and around 22 kilometres from Connaught Place in Central Delhi.

The integrated townships will be developed by private builders, who have acquired land directly from the farmers. For example, Supertech Builder has acquired 300 acres of land in the proposed city and would launch the project in the next couple of months. Also the Ansal Property Group (APG) has acquired 200 acres land in the area to develop residential township. According to the APG spokesperson the group would announce the project soon. Meanwhile, Ghaziabad Development Authority's (GDA's ) project of Indirapuram Phase II has run into rough weather. The authority had acquired around 800 acres of land from farmers to develop the city.
